Self-Storage Investments
Claremont entered the self-storage business in 2003 with the development, building, and ownership of Brentwood Self Storage, in Brentwood, California. Self-storage is a core business of Claremont, and we seek opportunities to develop, build, manage and own additional properties to purchase or joint ventures with landowners who are so inclined.
Multi-Family Investments
Claremont has developed and built over 1,100 units of multi-family investment rentals, including, without limitation, the highly successful Bollinger Crest Apartments in San Ramon, California. Claremont has participated in conventional as well as private activity tax deferred bonds for the financing of these apartment communities.
Master Planned Communities
Comprehensive, thoughtful, and collaborative land planning is one of Claremont’s core competencies. Master Planned Communities (“MPC”) in Northern California usually are intensely scrutinized, require significant engagement by the developer with all stakeholders, and require a commitment of patience over time for the developer. Claremont has been successful in bringing to market MPCs that are illustrative of this process.
For Sale Residential
Claremont began its business as a new home for sale merchant builder, “spot-building” various new home subdivisions throughout the San Francisco Bay Area. In recent years, Claremont has shifted its focus to self storage, multi-family, and master planned communities. Having said this, Claremont will still build for sale residential to complete and/or complement a particular land development investment.
Commercial
Commercial development undertaken by Claremont has included, without limitation, the 140,000-square-foot office park at Sand Creek Business Center, the 70,000-square-foot flex industrial space at Brentwood Business Center, and the service commercial Sand Creek Plaza. Claremont is developing a 3.5± acre commercial site, to include a Starbucks, adjacent to its Hercules Self Storage in Hercules, California.
